Charleston SC Metro Real Estate: Kings Grant to Build on Abandoned Golf Course

Kings Grant to Build on Abandoned Golf Course

Plans are now in the works to build on the recently abandoned golf course in the established Summerville, SC neighborhood, Kings Grant.  The subdivision was established in 1970 and one of the big draws to the neighborhood was the golf course, the River Club on the Ashley.  But in 2005 the golf course declared bankruptcy and was forced to close its doors much to the dismay of its residents.  The new developer, Kings Grant Golf Acquisitions, recently agreed to assume the debt as part of the redevelopment deal.  Redevelopment plans, which were recently approved by Kings Grant's HOA, include building 80 homes on 178 acres with 62 acres allocated for a common park area for the homeowners of Kings Grant.

Kings Grant Golf Acquisitions has already refurbished the swimming pool and tennis courts in the neighborhood and their intentions appear to be development with minimal cost to the environment and atmosphere of the neighborhood.  The current plans call for a conservation of waterfront property, Mediterranean architecture, and green building techniques.  One of the partners of the company, Dave Mikulski, stated, "I want to impact the property the least amount I can.  If I have to move the lot line to save a couple of trees and if it costs me, I'm going to do it.  Usually if one side wins, the other side loses , but it doesn't have to be that way, and this is a shining example for everybody."

Michael - this is both a happy & sad time for current Kings Grant homeowners I'm sure.  The golf course used to be really beautiful and many homes had fabulous views of the greens.  Those will now be of other homes.... not as pretty.  At the same time, the golf course has been gone for some time now and doesn't look nearly as pretty as it used to.  The overgrown, unkempt look is not necessarily any more appealing than the new homes that will be built. We actually looked at buying a home in Kings Grant when we first moved here.  It is a great little neighborhood with a good feeling of 'community'.

Melissa - your right, it is a nice well established neighborhood but the property value has not been the same since they lost the golf course.  They still have the Ashley River access but the dated homes are giving way in desirability to new home communities such as Wescott Plantation just down Dorchester Rd.
