Liberty Hall Plantation is one of the many new neighborhoods in Goose Creek, SC (a suburb or Charleston SC). It is a community built and designed by Centex. The neighborhood features a community pool and a playground area. Here is a good look at the Community Map.
Home sales in the community have shown a decrease in the last few years for a few different reasons. First, the economy's downturn has caused a slowdown in resales and also new construction sales. Second, this is a common trend in a new neighborhood. As the neighborhood matures, the number of homes that need "to be built" dwindle and thus the sales shrink as well. Third, resale homes in new construction areas during an economic decline are simply harder to sell. Why? There are quite a few foreclosures and short sales in the area. This tends to lower the value of the home because the banks are able to lower their prices below what a homeowner can afford to do. Hi Michael... I just ran across this blog and wanted to let you know that in the past 6 months or so I've staged 2 properties in Libery Hall Plantation... one was staged prior to listing and sold for better than 98% to list price in 7 days, sight unseen (bought off of MLS photos)... the second listing had been on the market for 10 months unsold, then switched agents, raised the price and had it staged prior to listing. It sold in 72 days, for near list price after receiving 3 offers. While sales may be down and there may be short sales and forclosures, this is still a great area and sellers, if using all the marketing tools they have (including staging), can still sell quickly!
