Summerville Homes Sold

Summerville SC is a community that sits on the northwestern edge of the Charleston metro.  It has a population of around 45,000 people and is beloved by its residence for its small town feel, coveted school district, and Summerville High Green Wave football team, among other things.

Real estate in Summerville always tends to do well with such power neighborhoods as Wescott Plantation & Legend Oaks Plantation.  Summerville also offers nostalgic style neighborhoods such as White Gables and The Ponds in which the neighborhood and homes are designed with old style downtown Charleston in mind.  

To date, there have been 534 single family detached homes sold since the beginning of 2009.  The average sales prices has been a little over 181K with an average price per square foot of $89.  The average days on a home sits on the market before it sales is just over three months.

Summerville SC Real Estate News

Summerville SC is a suburb of Charleston SC and is located northwest of Charleston off of I-26.  Summerville appeals to both families and businesses and is one of the fastest growing cities in the Lowcountry.  Summerville has a fairly large population at a little over 48,000 people but still has a small town feel and attitude.  The town was originally settled just after the revolutionary war by plantation owners but the town was not officially created until 1848.  There has seen a huge population increase in the last 20-30 years due in large part to its increased popularity to local military members assigned to Charleston AFB, as well as the overall growth of the Charleston metropolitan as a whole.

Current Numbers - Like most real estate markets Summerville has seen a downturn in the number of homes sold, but homes are still selling and the population continues to grow.  From the graph you can see the amount of homes that were selling in 2008 as compared to the first 4 months into this year.  There are currently around 1500 houses on the market.   With the current selling rate per month, there is just over 14 months of inventory on the market. 

Top Selling Neighborhoods - Summerville has a vast array of neighborhoods.  There are plenty of older neighborhoods, of which the homes are older, but the neighborhood tends to have more "character" and the yards and space between homes tend to be bigger and greater.  

On the other hand, many people like the appeal of a new home that has never been lived in before now.  That combined with the fact that new home builders are giving a lot of buyers some really good deals is often too much for home buyers to pass on.

Thus far in 2009, the top 5 neighborhoods in Summerville are Wescott Plantation, Cain Bay Plantation, Sangaree, Legend Oaks Plantation, Lakes of Summerville.  All of these, with the exception of Sangaree, are considered new construction neighborhoods.

Summerville Road Extension Gets Federal Funds

The Berlin G Meyers Parkway in Summerville, SC was recently approved for federal funds to complete the extension of the highly trafficked road.  The project initially began in 2001 and was designed to relieve the congestion from Summerville's Main St, Hwy 17A.  The extension will add 2.5 miles to the parkway and hook back with U.S. Highway 17A southwest of Orangburg Rd.

The federal money for the project's completion comes as 14.6 million dollar federal stimulus windfall into Dorchester County.  This will be combined with the one cent sales tax passed by county citizens in 2004.  The total cost will be 52 million dollars for the extension.

County Councilmen Larry Haggart stated that right of way issues have been resolved and now is only waiting for the Army Corp of Engineers to sign off on the wetland permit.  Haggart stated that he does not foresee any problems getting the permit and also stated that he expects construction to begin in the next ninety days.

Summerville Real Estate News - Homes Sold Stats

Summerville South Carolina is a beautiful city located on the outer edge of the Charleston Metropolitan.  It is the choice of many "Charlestonians" as the place to call home.  Summerville is known for its beautiful homes in the downtown area, its Flowertown Festival, and for its ever popular Dorchester II school district.  The real estate market in Summerville is still relatively good, but as the information demonstrates below the area has taken a hit from the homes sale numbers of a year or two ago.  Expect much of the same for at least the remainder of the year.  Predictions are that the Charleston market will begin to see a turn around by the end of this year or early next year. 

The wonderful thing about Summerville and the entire Charleston area is that people still want to live here.  Our economy will rebound and Charleston and its neighboring towns such as Summerville will be on the cutting edge of the recovery.  The time for investment is now.  Don't be one of the people who wish they would have bought during this time five to ten years from now.  Inventory is high and prices are low.

The Ponds - Summerville SC

Summerville is a suburb of Charleston SC that has its own unique history.  It is about a 30 to 45 minute drive to downtown Charleston, depending on what part of Summerville you are in.  The big attraction to Summerville is both its numerous highly desirable neighborhoods and its highly rated schools district which are considered some of the best in the state. 

One of the newest neighborhoods to the area is The Ponds located off of Hwy 17A just between Old Orangeburg Rd and Hwy 642 (Dorchester Rd).  The community is still in the beginning stages but already has an amenities center, fire station, and a recently built YMCA. 

The amenity center is a gorgeous newly restored home which was originally built on the property in the 1830s.  The Ponds has an abundance of hiking and walking trails with more to be established in the future.  There is also an amphitheater, and large pond that greets you upon entrance into the neighborhood.  

The Ponds is a unique neighborhood because it gives you the feel of an old distinctly Southern community.  The homes are large with southern style porches on nearly all of them.  The tall ceilings and wide open hallways stand in stark contrast to most of the modern homes being built in today's newer neighborhoods.  

Perhaps the most impressive thing about the ponds is the conservatory effort of all involved.  The neighborhood consists of 2000 acres of which only half of that will be used to build upon.  The remainder will be left alone to add to the natural romantic appeal of the neighborhood.

Summerville SC Green Wave 2008 Football Schedule

The all time winningest football coach at any level coaches for the Summerville Green Wave.  John McKissick has been the head coach for the Green Wave for over 50 years with 556 wins and counting.  Last year he led his highly talented team to the state championship before being beat by Byrnes.  The Green Wave have  some  huges holes  to fill with the graduation of last years seniors which included nationally ranked and highly regarded wide receiver, AJ Green.  The school has a total of 10 state championships and this year they will strive to add another trophy to the trophy case.

Kings Grant to Build on Abandoned Golf Course

 

 


Plans are now in the works to build on the recently abandoned golf course in the established Summerville, SC neighborhood, Kings Grant.  The subdivision was established in 1970 and one of the big draws to the neighborhood was the golf course, the River Club on the Ashley.  But in 2005 the golf course declared bankruptcy and was forced to close its doors much to the dismay of its residents.  The new developer, Kings Grant Golf Acquisitions, recently agreed to assume the debt as part of the redevelopment deal.  Redevelopment plans, which were recently approved by Kings Grant's HOA, include building 80 homes on 178 acres with 62 acres allocated for a common park area for the homeowners of Kings Grant.

 

Kings Grant Golf Acquisitions has already refurbished the swimming pool and tennis courts in the neighborhood and their intentions appear to be development with minimal cost to the environment and atmosphere of the neighborhood.  The current plans call for a conservation of waterfront property, Mediterranean architecture, and green building techniques.  One of the partners of the company, Dave Mikulski, stated, "I want to impact the property the least amount I can.  If I have to move the lot line to save a couple of trees and if it costs me, I'm going to do it.  Usually if one side wins, the other side loses , but it doesn't have to be that way, and this is a shining example for everybody."
