Foxbank Plantation is located off of Hwy 54 between Goose Creek and Moncks Corner South Carolina.  The neighborhood has several builders to include KB Homes, Lennar, Sable Homes, David Weekley Homes, Palmetto Classic Homes, Truepenny Homes, and Southlund.  The new home community offers a wide variety of home prices ranging from 150's to the 300's as well as a wide variety of home styles.

Below are the statistic for homes sold this year up to April 2009:

The average list price this year so far is around 192K while that average sold price is around 189K.  The average days on market is 98 days and the current inventory of homes for sale in Foxbank Plantation is 33.

Foxbank Plantation Moncks Corner SC Homes Sold Profile

Below are the most recent statistics for Foxbank Plantation located in Moncks Corner SC. Note that this does not reflect the whole month of December 2008.  Sales picked up tremendously in November which may be attributed to a string of new homes which were recently completed and then bought. 

This graph can help tremendously with finding out the neighborhood absorption rate.  Absorption Rate is the ablitiy of the real estate market to sell off its inventory of homes.  Take the number of homes sold in the last 11 months (80) (note that I am not counting December) and divided that by 11 (number of months).  That gives you a 7.27 absorption rate for Foxbank. 

The graph also shows that there are 38 homes currently on the market in that neighborhood.  Divide 38 by the absorption rate of 7.27 and that gives you the total months of inventory which in this case is 5.22 months.  This general rule is that 6 months of inventory is a balanced market.  Less than 6 months is a sellers market and more than six month inventory is a buyers market.

Foxbank Planation is a new home community with builders such as DR Horton, Sabal Homes, and KB Homes currently building homes in the neighborhood.  There is also an opportunity to buy a lot in the area and build a custom built home.

New Foxbank Towne Center near Charleston SC

A new towne center is set to be built in early 2008 in the Foxbank Plantation community on Hwy 52 between Goose Creek and Monks Corner.  Twin Rivers Capital, LLC has purchased 42 acres with plans to host 500,000 square feet (nearly 50 businesses) of retail and office space which will be anchored by a grocery store.  The new housing developments within Foxbank Plantation plans to have about 40,000 new residents upon completion of the communities to support the new commercial development.  The price range for homes in Foxbank Plantation range from 120,000 to 450,000.
