Crowfield Plantation is a vibrant community in Goose Creek South Carolina, a suburb of Charleston. Crowfield is the largest community of its kind in the Charleston metropolitan and is comprised of 27 subsections/neighborhoods. It is centrally located with easy access to downtown, Charleston Air Force Base, and The Navy Weapons Station. The early neighborhoods began being built in the late 1970's and early 1980's by WestVaco Development Corporation. The neighborhoods development continued through the new century and while most of it is complete there are still a few new homes being built in a few neighborhoods. Crowfield has 4 pools, two tennis courts, a lake, six parks, a golf course and 26 miles of leisure trails. Note that access to some amenities may require a fee.

Crowfield Plantation is a large community located in Goose Creek SC, a suburb of Charleston.  Like most of the country, the homes in the Charleston SC Metro have seen a significant decline in sales.  Crowfield Plantation has not been immune to such market conditions.  As you can see in the graph below, homes sales have dropped off significantly in the last year.  There was a slight rebound last month but with two days left in April it does not appear that March's numbers will be duplicated in April. 

Currently there are 111 homes on the market in Crowfield Plantation with a wide range in prices.

On April 18th 2009 Carolina One Real Estate will host the first annual Crowfield Appreciation Day.  This is an event open to the public and designed for those that both live in Crowfield Plantation or those that are interested in living in Crowfield Plantation.  The event will me held at the Carolina One Real Estate Campus located in Goose Creek SC on 567 Crowfield Blvd.

We encourage all to bring their entire family for food, fun, and local vendors.  There will be a free moon bounce, face painting, and various games, music, as well as giveaways and drawings.  We will have Popcorn, Hot Dogs, and Cold Drinks for sale with all proceeds going to the charities of "Helping Hands of Goose Creek," and "The Lord's Ladle."  There will also be an abundance of information on Foreclosures, Short sales, and the new $8000 first time home buyer tax credit. 

In addition to all of this, there will be a vast array of local vendors which will provide valuable information and prizes.  These include homes stagers, moving services, cleaning services, landscaping, software classes and much more. Radio station 105.5, The Bridge, will be broadcasting live on location.

And if this wasn't enough, we are also partnering with "Shred-It" to provide FREE shredding for the Crowfield community during the event.  All we ask is that you bring a non-perishable food donation for Helping Hands of Goose Creek.

Everyone knows that the real estate market is taking hit nationwide.  This makes it a great time to buy a home.  There are a lot of good deals still left to be had in the real estate market.  This is also the time for sellers to adjust their expectations from that of even a six months ago. 

Below is a Homes Sold Report for Crowfield Plantation.  Crowfield is located in Goose Creek SC and is one of the more popular neighborhoods in the Charleston SC metro area.  The graph shows the dramatic decrease in sales from just one year ago at this time.  Consequently sellers are either dropping their prices or in many cases taking their home off the market.  You can also see that most of the homes that are selling are priced under $200,000.  High end homes are not moving right now.  With all of this in mind we are anticipating higher sale numbers during spring 2009.

Crowfield Plantation is a highly sought after neighborhood nestled inside of Goose Creek SC, a suburb of Charleston SC.  Over the last year prices have adjusted in a manner that will now allow those who could not afford to live in Crowfield to now experience the joys of home ownership in the wonderful little community. 

Below is a list of the Top 10 best priced homes in Crowfield.  The criteria for my list is based upon the best price per square foot of each house in the neighborhood but excludes foreclosures and short sales.   I excluded foreclosures and short sales for several reasons.  First and foremost is that most foreclosures are not in great shape (there are exceptions to this rule).  Second is that some foreclosures and most short sales are an enormous hassle for the buyer to deal with.  If you are not careful the experience with either can leave you wishing you would have bought a regular resale home.

A recent lawsuit has brought to light the issue of fences in the the upscale neighborhood of The Hamlets in Crowfield Plantation located in Goose Creek South Carolina. 

According to the covenants and restrictions for the Hamlets, no fences are to be erected on your lot if you are next to the golf course or on a pond.  It is said that this rule was put in place to maintain the beauty of the entire neighborhood.  Unfortunately over the last 10 or so years many people have either gotten special permission from the HOA to put up a fence on these type of lots or have just put up a fence without permission.  Crowfield Plantation HOA management and leadership has changed a lot during this time and thus it is hard to point fingers over who is to blame.  Regardless, the fact remains that the fences are in violation of the covenants and restrictions. The biggest problem seems to be for those who have pools in their yards and thus have a fence for insurance and liability reasons.

Recently a judge ordered that all of the home owners whose fences do not comply with the covenants and Restrictions should remove the fences.  The case is on appeal. Perhaps the best fix for those who want to keep their fences is to drum up enough support to amend the covenants and restrictions to allow certain fences.

The largest community in the Charleston SC metro is also one of the most desired.  Located in the suburban town of Goose Creek, Crowfield Plantation offers a wide variety of homes in a wide price range.  One of the more prestigious subsections within Crowfield Plantation is The Hamlets.   Currently (8/19/2008) there are 39 homes in The Hamlets on the market with prices ranging from 242K to 570K. 

A few of the biggest highlights of the subsection are Lake Crowfield and the Crowfield Golf and Country Club.  Lake Crowfield is a relatively small lake that runs adjacent to The Hamlets and is in the center of Crowfield Plantation.  The lake does not allow motored water craft but does allow canoes and/or paddle boats. 

Crowfield Golf Course is situated right in the middle of The Hamlets and twists and turns its way throughout the community.  It is a public 18 hole golf course that stretches some 7000 yards.  The Crowfield Golf and Country Club  also includes a pro shop, driving range, putting green, pool, tennis courts, and a grill in the club house. 

There are a multitude of homes located right on the golf course.  There is even a small gatted community within  The Hamlets called Lions Gate which caters to those who are willing to pay just a little more for their home for the privacy of a gated community.
