Liberty Hall Plantation - Goose Creek SC

Marriam-Webster's dictionary defines a Plantation as "an agricultural estate usually worked by resident labor."  For those who are not from the Charleston SC Metro it may seem a bit odd that so many neighborhoods are called plantations.  Nearly every community that is called a plantation has a historical significance.  Today these plantations that were once known for their agriculture are now vibrant communities    

One of the newer neighborhoods that bears such a name is Liberty Hall Plantation in Goose Creek.  Historically, Liberty Hall was a rice plantation that was originally granted in 1683.  The 900 acrea parcel changed hands several times as an agricultural plantation until the Civil War.  In the early 20th century it was used as a hunting preserve.  Today, Liberty Hall Plantation is a Centex Homes neighborhood.

A Chinese proverbs states, "Tell me and I'll forget; Show me and I may remember; involve me and I'll understand."  To this end I have made it my mission in life to not simply sell real estate, but to educate buyers and sellers on real estate, and in particularly, their local market. 

The graphs below are specific to the Mount Pleasant, SC area.  As you can see in the first graph most of the homes sold this year in Mount Pleasant have been with conventional loans.  A conventional loan is a private sector loan not guaranteed or insured by the government.  Such a high rate of conventional loans is not the norm nation wide.  Usually government backed loans, particularly FHA loans outpace conventional loans.  The next two graphs show why this does not occur in Mount Pleasant.

The average list price in Mount Pleasant this year is around $384,000 and the average sold price is around $362,000 (around 96% list price to sold price ).  The graph breaks each loan type up per category.  Currently FHA loan limits in Charleston county are $335,000 and VA loan limits are $417,000.  This is the biggest reason most people are forced into a conventional loan in Charleston county.  Conventional loans can often yeild better rates for the buyer, but more down payment is asked for up front. VA loan limits are $417,000

This year in Mount Pleasant the average list price for conventional homes is near $412,000, while the average sold price for conventional loans is $389,000.  That is a list price to sold price of around 94%.

It is amazing to me that you can live in an area for such a long time and are still able to discover something new.  Such was the case for me a few weeks ago while taking pictures in The Old Village in Mount Pleasant.  As I strolled east on Pitt Street, I came across what I thought was going to be a dead end.  Instead I stumbled upon the Pickett Bridge Recreation Area.

The Pickett Bridge Recreation Area is the remnants of what use to be the Pitt Street Bridge.  The Pitt Street Bridge was a trolley bridge that connected Mount Pleasant to Sullivan's Island (a barrier island) from 1898 to 1927.  Today the bridge does not stretch all the way across to Sullivan's island.  This allows boating access into the Cove Inlet and the inter coastal waterway that runs between the barrier island and Mount Pleasant. 

During the Revolutionary War and Civil War there was also a plank bridge built over large Hog Head barrels that initially linked the two areas.  History tells us that during the Civil War the crew of the first submarine to sink a ship, the Confederate H.L. Hunley, passed over the plank bridge to get to Breach Inlet to board their sub. 

Today this recreation area is a great place to view the Charleston Harbor, Ft. Sumter, as well as city of Charleston's itself.  The Charlestonians in the know enjoy and utilize the area for fishing, bird watching, and enjoying the nice harbor breeze.
