Banks and Brokers - There are few differences between the banks and mortgage brokers, but the most important is that a mortgage broker does not work for the bank. He/She can can shop rates to get the best deal for you. If you choose to work with a bank, my advice is to work with a direct underwriter if at all possible. The underwriter cuts out the middleman and in most cases gives the final word of loan approval. A mortgage broker on the other hand acts as a loan processor and must get the final approval of the loan from someone else.




When Bob shows up at the house his heart sinks. There is no curb appeal but there are plenty of overgrown bushes with little to no landscaping effort. The paint on the house is faded and the roof obviously needs to be replaced. When Realtor Bob knock on the door and is invited in, the first two things that catch his attention are the stained carpet and the horrible smell of cat urine mixed with cigarette smoke. The sellers walk the Realtor through the house and although it is probably around the 2000 square footage that they mentioned, the house has a very odd floor plan.
The morals of the story are many but there is one in particular I would like to emphasis. Just because houses are selling near you for a certain price per square foot does not mean that your house is guaranteed to sell for that price. Many factors go into pricing a house. Square footage does play a factor but so does condition, curb appeal, and location.
